When patching stops being the answer

There is a point where a building has been patched enough times that the repairs cost more than doing the elevation properly. Restoration means treating the facade as one system — addressing the failures, the details that let water in, and the finish, in one planned programme instead of a rolling maintenance bill that never quite closes.

1. Survey and scope

Every elevation assessed and documented, so the proposal reflects the whole building rather than the one wall someone reported.

2. Phased restoration

Work sequenced by elevation or wing so residents and tenants keep access, with notice ahead of each phase rather than on the day.

3. Protect and hand over

Moisture protection and finish applied across the elevation, then each phase signed off before the next opens.

Facade restoration questions we get asked

How do we know it is time for restoration rather than more repairs?

A useful test is the maintenance history. If the same elevations keep coming back every year or two, the money is going into symptoms. Widespread hollow areas, cracking across multiple elevations and staining that returns after each repair all point the same way.

Can the work be split across budget years?

Usually. Elevations can be phased across seasons or budgets. We will tell you which parts are urgent because water is actively getting in and which can reasonably wait — that distinction is normally what a board needs to make a decision.

Will residents have to move out?

No. This is exterior work, phased so that access, entrances and parking stay usable. Balconies and terraces on the elevation being worked on are affected in turn, and residents are told in advance for how long.

Do you present to boards and property managers?

Yes. We are used to written scopes and phased schedules, and we will attend a meeting to walk through the proposal if it helps the decision. See Commercial Painting.
