On a commercial job the schedule is half the work
Painting a home is a conversation with one owner. Painting a twelve-unit building is a conversation with a board, a manager and everyone who lives there. What goes wrong on commercial work is rarely the finish — it is a stairwell closed with no notice, a scaffold left up over a holiday weekend, or nobody able to say when a wing will reopen. We plan the sequence and the notices with you before the first wall is washed.

How the work runs
1. Walkthrough and scope
We walk the property with you or your board, agree exactly what is included, and put the scope, the phasing and the access arrangements in writing.
2. Phased execution
Work is sequenced by building, wing or floor so residents and customers keep access. Notices go out ahead of each phase rather than on the morning.
3. Sign-off by phase
Each phase is walked and signed off before the next one opens, so there is never a long list of open items waiting until the end of the contract.
Commercial questions we get asked
Can you work outside business hours?
For occupied retail, office and common areas, yes — evening and weekend scheduling is normal on this kind of work. Tell us your quiet hours and we will build the programme around them.
How do you handle residents and tenants?
Phase by phase, with notice before each one. Residents are told which entrances, stairwells or balconies are affected and for how long, and we keep at least one access route open wherever the building allows it.
Do you provide license and insurance documentation?
Yes. We can provide our current license and insurance paperwork for your association or property management files before work is scheduled.
Can a large job be split across budget years?
Often, yes. Elevations or buildings can be phased across seasons or budget cycles. We will tell you which parts are urgent because water is getting in, and which can reasonably wait — that distinction is usually what a board actually needs.
Do you work with property managers and HOA boards?
Yes. We are used to written scopes, phased schedules and reporting to a board rather than a single homeowner, and we will attend a meeting to walk through the proposal if that helps the decision.
Do you also do the stucco and waterproofing, or just the paint?
