JM PAINTING & STUCCO - GREAT WORKS ENDURE OVER TIME!

Damaged Stucco Renewal & Resurfacing

A new surface over a base that has been repaired first — not a skim over a failing wall. Chicago, the North Shore and the western suburbs. Licensed and insured.

Resurfacing only works over a sound base

Resurfacing gives a wall a fresh, uniform face when the existing texture is worn, patchy or dated but the system behind it is still doing its job. What it cannot do is fix a wall that is debonding. A new coat over hollow material fails along exactly the same lines within a couple of seasons, so the base gets dealt with first, every time.

What is included

How the work runs

1. Test the base

We sound the wall first. If too much of it is hollow, we will tell you resurfacing is the wrong answer rather than take the job.

2. Repair, then prepare

Failing areas rebuilt, the surface cleaned and treated so the new coat has something to bond to across the whole elevation.

3. Resurface

The new surface goes on in the texture you approved, giving the wall one consistent face instead of a record of past repairs.

Resurfacing questions we get asked

Can you resurface over my existing stucco?

If it is bonded, yes. We sound the wall before committing to that, because a new coat over hollow material will fail along the same lines and you will have paid for the elevation twice.

Can I change the texture completely?

Yes — that is one of the main reasons people resurface. A heavy dated texture can be brought to something much finer and more current. You see and approve it on a sample area on your own wall first.

How is this different from restoration?

Restoration brings the existing surface back to condition. Resurfacing gives you a new surface over the repaired base. If you want the wall to look the way it did, that is restoration. If you want it to look different, this is the one.

Does the whole elevation have to be done?

For a result that does not show a join, yes — resurfacing part of a wall leaves a visible edge. We normally work elevation by elevation, which also lets the cost be phased.

Photographs of our own resurfacing projects are being added to this page shortly. In the meantime, see our recent projects.

Thinking about resurfacing?

We will sound the wall and tell you whether resurfacing will hold — before you spend anything on it. No charge and no obligation.
